Public Housing
Public Housing is a federal housing program that provides affordable housing to families, the disabled, near-elderly, and elderly.
- Residents pay approximately 30% of household income towards rent.
- The housing units are owned and managed by the Housing Authority.
- Families/individuals cannot make more than 80% of area median income to be eligible for Public Housing. In 2009, this amount was $42,550 for an individual.

Buckingham Gardens is a 120 unit apartment complex with single-bedrooms in 2-story walk-up buildings, located on East Kentucky Avenue and Ironton Street. These units serve the disabled, near-elderly, and elderly.
- Residents pay approximately 30% of household income towards rent
- Maximum income levels are $42,550 or less for one person and $48,650 or less for two persons in 2009.
- Approximate waiting list time is two years.

Moderate Rehabilitation Program
Alton Court Townhomes
Also known as the Mod Rehab program, this program consists of privately owned apartment complexes generally located in north Aurora.
- Residents pay approximately 30% of household income towards rent
- Families cannot make more than 50% of the area median income to be eligible for the Mod Rehab program at admission.
- Maximum income for program eligibility is $35,850 for a family of four.
- Approximate waiting list time is one year or longer.
- It is important to note that the subsidy stays with the unit in the Mod Rehab program. Unlike the Housing Choice Voucher program, the subsidy does not stay with the family, it stays with the unit.
- The Housing Authority determines eligibility on the participating family and performs the initial and annual housing quality standards inspection on the units.
- The owner maintains all other normal property manager rights and responsibilities.
Effective January 1, 2006 Aurora Housing Authority will no longer administer the waiting list for the Moderate Rehabilitation Program. If you'd like to submit an application, please contact the complex to see if they are accepting applications.
If your application is approved by the MR site, the site will forward your application to AHA to determine eligibility for the program. AHA will contact you to complete an application for Mod Rehab housing assistance.
Current Participants with an Income or Family Change
If you are a current AHA Mod Rehab participant and your income has changed (increased or decreased) or you have a change in your family composition (you wish to add or remove a family member), you must report this change in writing to AHA with 10 days of the change. Keep in mind you may not add a member to your household without first getting AHA’s and your landlord’s written approval. Download and complete the AHA Interim Income/Family Change Form. Submit this form to AHA either by mail, in person, or by fax. AHA will then contact you to process the change.

Recently acquired by the Aurora Housing Authority and renovated, the Summersong Townhomes community offers 2, 3 and 4 bedroom units. Tenants pay 30% of their income for rent. The community offers an on-site laundry, two playground areas, and the benefits of Cherry Creek Schools. All renovations in units include carpet, vinyl, kitchen cabinets, furnaces, and hot water heaters. The units have enclosed patio areas and the convenience of front and back doors.
