Housing Choice Vouchers Program (Section 8)
The Housing Choice Voucher (HCV) Program allows participants to rent a unit from a private landlord who agrees to certain terms and conditions as set forth by the federal government.
- Residents pay approximately 30% of household income towards rent.
- Federal guidelines give priority to families whose income is less than 30% of the median. In Aurora, this is a $21,550 annual income for a family of four.
- Families cannot make more than 50% of the area median income (AMI) to be eligible for the HCV program at admission. In 2009, this amount was $38,000 for a family of four.
- Currently the waiting list is closed and no new applications are being accepted. The approximate waiting list time for this program is five years or longer.

Waiting List Closed
Applications
The waiting list for the Housing Choice Voucher Program is currently closed. It is not anticipated that the waiting list will be opened in 2011. If you are on the current waiting list, AHA will notify you in writing when vouchers become available.

Current Participant Information and Forms
Current Participants who wish to Move
If you are a current AHA Housing Choice Voucher participant and wish to move, you must not be in the first term of your lease, must be in good standing with your landlord and AHA, and must not owe AHA or any other PHA money. You must also give your landlord and AHA at least 30 days written notice of your move. Download and complete the AHA Move Request Form. Submit this form to AHA either by email: currentclientmove@aurorahousing.org, mail, in person, or by fax. AHA will then contact you to tell you if you are eligible to move and if so, will process your move request.
Current Participants with an Income or Family Change
If you are a current AHA Housing Choice Voucher participant and your income has changed (increased or decreased) or you have a change in your family composition (you wish to add or remove a family member), you must report this change in writing to AHA with 10 days of the change. Keep in mind you may not add a member to your household without first getting AHA’s and your landlord’s written approval. Download and complete the AHA Interim Income/Family Change Form. Submit this form to AHA either by email: interimchange@aurorahousing.org, mail, in person, or by fax. AHA will then contact you to process the change.
Housing Quality Standards Inspections
All units in the Section 8 programs must pass a HUD required inspection: housing quality standards inspection. Payments cannot be made for units that do not pass the inspection. The following items are some common items checked in the inspection:
- Electricity, plumbing
- Security, smoke detectors, fire exits
- Windows, doors, handrails
- Floors, walls, ceilings, lead based paint
- Stove, range, refrigerator, sink
- Toilet, tub, shower, sink, ventilation
- Heater, water heater, sewer, trash removal
- Roof, foundation, gutters
- Interior air quality

VASH - Veterans Affairs Supportive Housing
Applications for the VASH (Veterans Affairs Supportive Housing) Program are taken at the Veterans Administration (VA) office:
Monday, Tuesday, Thursday, Friday: 8:00 AM – 1:30 PM

If your application is approved by the VA, the VA will forward your application to AHA to determine your eligibility for the VASH housing choice voucher program. AHA will contact you to complete an application for VASH housing assistance.
FUP - Family Unification Program
Applications for the FUP (Family Unification Program) are taken at the Arapahoe County Social Services office.
If your application is approved by the Arapahoe County Social Services, they will forward your application to AHA to determine your eligibility for the FUP housing choice voucher program. AHA will contact you to complete an application for FUP housing assistance.
Subsidized Housing
In a subsidized housing unit, the monthly tenant payment is generally 30% of the family's adjusted monthly income. The Aurora Housing Authority offers several different options for those seeking subsidized housing.
Workforce Housing
The monthly rent in a workforce housing unit is generally closer to market rent than a subsidized housing unit. However, some of our workforce developments offer two different rent structures depending on income, related to affordability and market.
